There are a few ways to think about how long homes are taking to sell in Phoenix, but the median number of days a home stays on the market is 60 days. This is a bit longer than last year.
Homes are staying on the market longer now than they were at the same time last year. The median time a home spends on the market has gone up by 3.5% over the past year.
Although the current median time is 60 days, it's worth noting that the total number of homes for sale has actually fallen slightly by 4.1% compared to last year. Even with fewer homes to choose from, they are still taking longer to sell.
More new homes are coming to the market, with new listings up 9.5% from last year. However, fewer of these homes are going under contract. The number of homes going into pending status shows that for every 100 homes for sale, about 41 are going under contract, which is down from last year.
If you're thinking of selling, be prepared for your home to potentially take around two months to find a buyer, and understand that you might face a different market than a year ago.
